Located not far from Shin-Osaka Station, about 5-8minutes walk. So, if you're bringing luggages be prepared to walk a bit. Not a hustle-bustle area like Dotonbori, it's pretty quiet, busy with office workers during the day. Hotel looks pretty new and clean. There are 2 Lawson nearby. A small one can be access from the first floor of the hotel, and another is just around the corner just outside. There are laundry room, on the 4th floor, but it's small. Only 4 washer+dryer are available for 20 something floors hotel. Make sure to have a handful 100 JPY coins, and don't buy the drinks on the vending machines just outside because I did as I needed change, only to receive many 50JPY coins as a change. Anyway, the hotel has a changing machine on the 2nd floor just next to the elevator. The front desk staff should have explained about this to the customer when they check in. Allow at least 1.5 hrs to dry the clothes as the washer/dryer is quite small and not powerful as the machines used at coin laundry. Room's big enough for us to open our luggages. Comfortable, pretty basic. It's clean, all amenities are provided. Love the fact that the toilet is separated from the bath. Staffs are helpful, fluent in English and some speak other languages too. I requested to send my luggages to Tokyo, and they handle it with no issues. Paid about 40CAD for 2 luggages size +/- 140cm with total weight less than 20kg. Overall this is a very nice hotel, and the price is fair, though it is not in a most touristic area, it's not far and easily accessible too by train.

We needed to extend another night a few days after check-in, and they made it possible to not have to switch rooms, which was great. They also have a community space 14-22h where you can get free coffee and drinks, bring your own food, etc. They have some variations for breakfast they rotate so one day they have fried chicken, others okonomiyaki, etc. which makes it more interesting and easier for longer stays since there is variation.

The hotel area/district is not crowded unlike Namba, Osaka and Umeda areas. The hotel staffs are committed to serving guests well. Although abit far from downtown Osaka (Namba, Dotonburi) it takes about 5-10mins walk to and from the Shin-Osaka Station and from there there’s a JR line (Midosuji Line) to connect to the rest of Osaka. Very convenient to travel anywhere especially if you’re taking the Shinkansen line to Tokyo or other areas. There’s also a Rapid line to Kyoto so it is very much convenient for those who wants to travel to Kyoto.

The hotel is beautiful, new and modern. It was one of the nicest places we stayed I’d during our trip to Japan. The room was huge by Japanese standards and very comfortable for a family of four. The public bath was amazing and never felt crowded. The location while a bit far from the action was a positive as it was close to the main station and only a short subway ride to anywhere in town. Our kids loved the buffet breakfast and it was a good value.

I loved the location and how convenient it was, just a 5 minute walk to the station which saves you from feeling tired from walking with your luggage! This was the most comfortable stay out of all the hotels I stayed at!! I loved the onsen and the cleanliness of facilities! The staff was also very accomodating and kind !!
